Special Gatherings:
Planning a special celebration? We welcome small gatherings for birthdays, graduations, or bachelorette parties (up to 20 guests) for an additional fee. Remember, these events must conclude by 10 PM per our noise ordinance, and planning in advance is required.

House Rules:
Check-in and Check-out:
- Check-in time is at 4 PM, and check-out is at 10 AM.

Pet-Friendly Policy:
- Pets are welcome in our home, but they must not be left unattended, must be house trained, and should not defecate or urinate inside the home. There is a $250 fine for urine or feces left in the home.
- Guests are responsible for any damages caused by their pets.

Pool Use:
- Guests may use the pool at their own risk, and they are responsible for their safety while on the property.
- Please note that the pool above ground and is not heated or cooled for guest use.

Mail:
-Mail cannot be delivered to this address, as all correspondence is forwarded to the owner and will be returned to sender if it is not intended for them. Please make alternative arrangements for any mail that needs to be sent.

House Care:
- We do not have specific check-out instructions, but we kindly ask guests to treat our home with care and respect, as they would a family member's home.
- Please refrain from leaving excessive trash or messes in the home.

Smoking Policy:
- We allow smoking outside with windows and doors closed. There is no smoking allowed inside the home. There is a $500 fine for smoke odor detected inside the home.

Small Gathering Policy:
- Small gatherings of 20 people or fewer are welcome for an additional fee.
- Prior approval from the host is required for any gatherings.
- Unauthorized gatherings will result in additional fees or cancellation of your reservation.
- The gathering must comply with Vrbo policies and city regulations for short-term rentals, which include no disturbances to neighbors at any time and adherence to the city’s noise ordinance regarding outside noise.
- Maximum of 8 overnight guests allowed.
- Additional guests must leave during quiet hours starting at 10 PM.
- Early check-ins or late check-outs are available for a $25 fee (up to one to two hours, subject to availability).
- No early check-ins or late check-outs on days with back-to-back reservations.
- For gatherings requiring the property for longer than the scheduled reservation, an additional day must be booked.
- Please avoid the use of glitter or confetti, as the cleaning fee does not cover the removal of decorations, and additional cleaning fees may apply.

Additional Notes:
- No refunds are offered outside of our cancellation policy; guests are advised to purchase trip insurance provided by Vrbo for unexpected travel disruptions.
- Trash service is provided weekly; excessive trash is not allowed in our bins, which must be shared with other guests. Fees may apply for additional trash disposal.
- Guests are responsible for any lost or stolen items.
- Guests should be prepared for the intense heat in Phoenix during the summer, especially if they are not from Arizona. It is recommended to stay hydrated, use sunscreen, and seek shade to avoid heat-related illnesses.
