🎉 NO PARTIES OR EVENTS
State law strictly prohibits parties or events at this property. This is a residential neighborhood, and we kindly ask all guests to be respectful of our neighbors. Quiet hours are observed from 10:00 PM to 7:00 AM.
The home is equipped with Noise Aware, a noise monitoring device, which measures decibel levels only it does not record audio or video. We will be notified if noise exceeds acceptable limits. Please be aware that violating local noise ordinances carries an initial fine of $2,000.
📷 SECURITY CAMERAS
For the safety of guests and the property, we have a doorbell camera and cameras on the exterior sides of the home facing the gates. There are no cameras inside the home.
✅ RENTAL AGREEMENT and GOVERNMENT ID – REQUIRED
This property requires a rental agreement and a government issued ID within 24 hours of booking. Your reservation is not confirmed until verification is completed.
Access will not be provided without successful completion.
As part of verification, guests will be asked to:
• Submit a valid government-issued ID
• Sign a Rental Agreement and Prearrival Form
The ID must match the primary guest name on the reservation.
⚠️ CANCELLATION POLICY RELATED TO VERIFICATION
If you choose not to complete verification, please cancel your reservation yourself within 24 hours of booking to receive a full refund (if eligible under cancellation policy).
Refunds will not be issued for cancellations resulting from a refusal, delay, or failure to complete verification after that window. We are unable to cancel reservations on behalf of guests who did not complete this step.

POOL:
Pool heating available for an additional $100/day heated up to 83 F, 72-hour advance notice required.
NO GARAGE: While there is plenty of space in the driveway, there is NO street parking allowed.
We’re committed to keeping each PHX Stays home in pristine condition so you can fully relax during your stay. From time to time, our trusted service providers (landscapers, pool care, pest control, etc.) may stop by to care for the property. These visits are scheduled carefully to minimize disruption, and they help ensure that everything stays beautiful and well-maintained for you and future guests.
