”We have stayed at some of the other guesthouse hotels, which have all been excellent. I am pleased to say this hotel continues this trend. The hotel staff were exceptional and made us feel welcomed. Our room was very comfortable and had everything we needed.”

”Booked a suite. Arrived early, asked if any chance to get a room earlier because of travelling a lack of sleep. Told, the would call us if possible. No call.. sat at reseption… at 2pm asked again, reply was ”no it is 4pm”. Sat there and watched many guests check in at 2.30. We spoke to the manager and she was no help, just adamant, It turns out, you pay for a suite and you are left till last, so book a normal room, pay less and enjoy your room more.
Cleaning: Room was not cleaned properly. Hair...
”Great location, a 5 minute walk from the pier and beach front and a 10 minute walk from the lanes and town centre. The staff are very friendly and welcoming. James looked after my wife and I superbly he was more than kind and helpful. The breakfast was fantastic with a great menu, the dining room is very modern and set up well on the ground floor. When you check in you are not stood at a reception, you are greeted with a warm welcome and invited into a comfortable sitting room and offered...

”This is a small hotel in a good location just a couple of minutes walk from the Brighton Pier. I stayed alone in a small (bigger than London small) room with a comfy bed, good shower, wall-tv and a fridge. Quite comfortable in March-April, however might get hot in the summer as there's no AC in this room.
Breakfast also available, I did not use this opportunity. Service very friendly, made you feel welcome. Price level also very reasonable: I will definitely consider staying here again if back...

Cleaning: Room was not cleaned properly. Hair and crumbes everywhere.
Carpet was taped in the main area with duck tape.
Breakfast: no fresh pressed orange juice. Carton juice..cheap.. All ingredients poor.
We were assigned a table by the window. Next morning different table. No order to service.

I booked the smallest room for 3 day trip and as fairly big guy it was a mistake :) Shower so small that i was barely fitting myself in. But the room is ok if you just need a bed for the night.
