The proprietess wanted to talk at us. The son, considerably older than 21, came up to us in the bar and said his mother would be with us soon to serve us drinks. Clearly he was not authorized to. Why? So we waited another 5 --10 mins for her to appear. No hot water in room - neither shower nor wash basin. ”The room was quite well proportioned and despite being over the public bar was not noisy. Was close to the bus stop which saved us driving into Brighton and trying to find a park. Meals were good and breakfast very generous. Overall good value for money”
