For your convenience, the home is equipped with a smart TV for streaming your favourite shows on Netflix or Amazon Prime, as well as a washing and separate drying machine in the utility room and a fully separate fitted kitchen and dining area with seating for up to 8 guests. Ideally situated in Brighton’s vibrant city centre, you’re just a short walk from the beach and Brighton Centre. With a range of fantastic restaurants, shopping, a cinema, and the cool and quirky Couldron pub next door, iconic attractions such as Palace Pier, The Lanes, and the Royal Pavilion are also within easy reach – offering the perfect blend of relaxation and urban excitement.

The fully equipped kitchen features a dining table that comfortably seats eight, along with an oven, hob, fridge, kettle, and microwave, plus plenty of cookware, glassware, crockery, and cutlery – perfect for whipping up a delicious brunch or lunch. To get your stay off to a flying start, we provide a few complimentary essentials – tea, coffee, salt, and pepper – ready and waiting for you.

Our Guest Promise
We want you to arrive at a spotless home. If anything has been missed with the cleaning, please let us know straight away, and we will put it right as a priority. If we are unable to resolve it on the same business day, we will offer to move you to another property or refund you for the affected time!
Check-In
We’ll send your check-in instructions via email and SMS at 3 pm on your arrival day for check-in from 4 pm, once your damage deposit/waiver has been paid.
Damage Deposit
We work closely with our property owners to protect their homes and take damage deposits for all bookings. The day before check-in (or on the same day, if applicable), you’ll receive a 3D Secure link to select your preferred damage deposit option. The full deposit is simply pre-authorised on your card and released within 7 days of check-out if no breakages or damages are reported. Guests who prefer not to do a fully refundable damage deposit have the option of a one-off non-refundable damage waiver at a much lower cost.
Smoking
To keep our properties fresh and clean for all guests, smoking of any kind, leaving traces behind suggesting smoking of any kind, or vaping (including e-cigarettes), is not allowed indoors. Please smoke on the street or patio area, if available.
Noise
To help keep things peaceful for our neighbours, we kindly ask that noise be kept to a minimum between 10 pm and 8 am. We want you to have a great time. A little consideration goes a long way to making sure everyone can enjoy their evenings (and get a good night’s sleep!)
Not all properties can host hen, stag, or similar group celebrations. If you’re planning one, just drop us a message, and we’ll happily guide you to a property that can accommodate your group.
Please note that call-outs due to excessive noise or parties may incur a fee.
Pets
This property is not pet-friendly
Check-Out
Check-out is by 11 am. Unauthorised late departures may incur a £50 per hour fee.
Before You Leave and as a consideration to future guests, please:
Wash up the used dishes.
Bag rubbish and use the correct recycling bins.
Return keys to the key safe (OR) Keynest location.
Switch off the lights.
Close all windows.
Turn down the heating.
These steps help us prepare for the next guests and save energy; every little bit counts.
Age Policy
The lead guest must be 21 or over. We cannot accept bookings where the majority of guests are under this age. If unsure, please contact us before booking please.
A Quick Note on Deposits and Property Care
If any of the above guidelines aren’t followed, we may need to make deductions from your deposit to cover additional cleaning or damages. We hope that’s never necessary!
