- EuropAssistance insurance to cover penalties in the event of cancellation of the stay = In addition to objectively documentable and unpredictable health or work reasons at the time of booking, you can cancel and be reimbursed in case of reasons related to: Covid-19 infections, epidemics and pandemics that directly affect you, your travel companion or family member; terrorist attack that hit the place of stay.
- Stay cancellation guarantee for Lockdown = In the event that you have to cancel your stay due to lockdowns issued by governments in the 30 days prior to check-in due to the evolution of the Covid-19 pandemic: national lockdown Italy; local lockdown in Italy concerning the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation); national lockdown of your country of residence; local lockdown in Italy in the Municipality or in the area of residence.

Mandatory extra cleaning in case of animals (€ 50,00 per animal per week),
tourism tax (€ 1,50 per person per day for the first 5 days. Please note that children under 12 years old will not pay)

Villa Binetti is located in a little borgo of a few houses not far from San Gimignano, one of the most famous and evocative historical places in Tuscany, with its many towers that soar in the centre of the town, witnesses of a thousand-year history waiting to be discovered. The property enjoys a panoramic position over the neighbouring hills, surrounded by the unmistakable Tuscan landscape. The villa was once an old stone barn, of which it still retains the original ventilation grills on the windows, completely renovated and used as a home about twenty years ago. The renovation was carried out with great care and attention to maintain the appearance of the typical Tuscan farmhouse, preserving the walls with exposed brick and stone, the stone stairs and the typical features of rustic buildings. Inside, where the elements of its original architecture have also been preserved, such as the terracotta floors and the wooden ceiling beams, while enriching it with modern comforts, there is a cosy sitting room, bedrooms overlooking the Tuscan landscape, a typical built-in kitchen which communicates directly with the furnished covered terrace which, if necessary, can be closed to ensure maximum comfort and usability of this space at all times of the year. Thanks to its quiet, but not isolated, location, guests can enjoy a stay in complete privacy but at the same time be in a strategic place to easily reach the most famous towns in Tuscany, such as Siena, Florence, Volterra and many others.
Interior:
Villa Binetti has two floors for a total area of approximately 400 sq m, consisting of a large entrance hall connected, through an arch, to the sitting room with fireplace (ornamental) and with access to the covered terrace. Also through an arch, the sitting room is connected to the built-in kitchen with fireplace (ornamental) with direct access, through French windows, to the covered terrace and to the other, uncovered, terrace. The floor is completed by a double bedroom with access to the outside and a bathroom with shower. Stairs lead to the upper floor consisting of two double bedrooms, a single bedroom and a bathroom with tub. Air conditioning in the bedrooms.
Park:
The property is surrounded by approximately 15,000 sq m of land, with an olive grove, orchard and vegetable garden, while the garden around the villa covers an area of approximately 300 sq m, completely fenced, well maintained and rich in vegetation. From the access gate, a gravel drive leads to the outdoor parking area, located at a lower level than the villa, where the gate to the swimming pool area is also located. From the parking area, the villa is reached by ascending one of the two flights of stone steps with iron railings which lead, one to the uncovered terrace with table and the other to the entrance door, embellished with climbing roses. The entrance is also accessible via the pedestrian gate located on the road leading to the property. The part of the garden closest to the villa is planted with lawn and enriched by a varied vegetation with cypresses, olive trees and flowering plants in elegant terracotta pots, providing hints of colour to the predominant green of the lawn. This area is enriched by an elegant wrought iron gazebo with climbing plants and a stone fountain embellished with roses. The lateral part of the garden, bordered by a stone wall, is covered in natural grass where tall pine trees provide large areas of shade. Hedges of laurel delimit the perimeter of the property, guaranteeing privacy.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool area is located in a part of the garden at a lower level than the villa, surrounded by the olive grove and the orchard and can be reached through the gate in the parking area, then down a flight of stone steps with iron railing. Rectangular and measuring 10 x 5 m with a constant depth of 1.50 m, the pool has Roman steps for access to the water, internal lighting and chlorine purification. The surrounding sunbathing area, partly in terracotta and partly in lawn, is equipped with lighting, a gazebo and sunbeds to offer maximum comfort to guests. The swimming pool is open from the last Saturday in April until the first Saturday in October.
Pets: Yes, € 50,00 per animal per week. Acceptance of animals to the facility must be previously authorized by the owner upon communication of the number of animals, size and breed.
